The gutting of the FED rates means no stable company with growing proofits will pay a dividend of more than 4.5%. THis stock has a floor it can't break through. Keep raising the dividend and the floor will be raised.

Have steady growth long enough and then the clowns at CNBC will stop pumping their garbage AG picks and start pumping the REITS.
