When the largest publicly traded real estate investment trust (REIT) in the United States speaks, investors listen.

Simon Properties Group (NYSE: SPG) announced in January that it would be paying dividends in stock rather than cash for the current quarter and, presumably, in future quarters. The company's board of directors voted a 90-cent quarterly dividend, with 90% to be paid in stock and the remainder to be paid in cash.

Let's see: declining rents in the malls, rising cost of borrowing to refinance highly leveraged properties, declining percent of sales from retailers, and some retailers who will walk away from obligations now on the books. Not good, and the impact is just starting to hit the weakest stores, to flow through substantially to firms like SPG over the coming 1-2 years.

With a regular dividend that pays 4% and the fact that the dividend is RISING can't be ignore. With most publicly traded companies the company lies about it's profits and lies about it's growth. We all know they are lying because if they were telling the truth those stocks would be paying a dividend.

now at $90.44, this stock hit $85 in January and traded essentially sideways until 9/11/06 -- where it then pushed up to $92.35 on 9/15/06... since then it has been in a gradually down consolidation. this forms the first bull flag after a breakout... The stock should at least re-test up to the highs and perhaps have another leg up... either way -- this seems like a safe way to park money in the near-term. 5 of last 6 price bars have been red so my bet is it rallies up +$2 before it drops $2... I put odds of this at something around 70% so I believe this is a +EV trade...
